### Proposed Alterations And Extensions To Registered Building, Elderbank, The Crofts, Castletown And Re-Building Of Shop Premises, 46, Arbory Street, Castletown.

The proposal is to demolish existing modern extensions from Elderbank, namely a single storey plastic roofed conservatory, a modern rear single storey flat roof extension, a modern first floor rear plastic annex and replacement with a two-storey drawing room/bedroom extension finished in matching natural stone with a matching natural slate roof with eaves details, all as indicated on the drawings. Further works include the enclosure of an existing yard with a lantern light single storey roofed extension with a two-storey playroom/music room finished in rendered blockwork, but again with a natural slate roof. To the kitchen there will be a traditional timber pitched roof, fully glazed porch.

46, Arbory Street was formerly a doctor's surgery, which has in recent years been used as a dress shop. The Building is of rendered brick construction having a modern shop front, set back from the highway with an asbestos slate pitched roof to the front with a flat roof to the rear. This building will be removed and replaced with a two-storey low height building linking through at first floor and providifg residential accommodation ancillary to Elderbank. The new building will have a natural stone wall finished with a natural slate roof with two windows facing Arbory Street, but glazed in obscure glass with a door and shop front to the ground floor. The new building is set back from the existing boundary wall joint owned with The Youth Centre to provide a passageway giving side access and space for bins. There will be no loss of street parking.

All materials used throughout will be natural and traditional including timber windows, natural slate and matching stonework.
