## Reason(S) For Refusal:

1. The proposed conservatory would fail to preserve or enhance the character and appearance of the Registered Building and the Conservation Area within which it is located and is therefore contrary to Strategic Policy 4, Environment Policies 32, 34 and 35 of the Isle of Man Strategic Plan and Policy RB/3, RB/5 and CA/2 of Planning Policy Statement 1/01 – Policy and Guidance Notes for the Conservation of the Historic Environment of the Isle of Man and Planning Circular 1/98: The Alteration and Replacement of Windows.

This decision was made by the Development Control Manager in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

- Any appeal has been determined;

Whichever is the later.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
