# Falcon Cliff Additional Floor Proposal

## Proposed Additional Floor - Falcon Cliff, Douglas

The following proposals create net 2,045ft2 of flexible office space (approx) to the registered building, Falcon Cliff.
The existing office building built in the 19th century was formerly a house and subsequently a hotel. Creating additional floor area to a historic building, which is visible from the Victorian Seaside Promenade in Douglas, requires sensitivity.

The existing building is a mixture of stone and render designed in a heavily castellated 'romantic gothic style'. The concept behind the proposed extension is to create a visually' light 'upper floor sitting on the existing flat roof recessed behind the castellation .By creating a ' modern upper floor' we are not competing with the historic elements of the building. The use of glass and slim structural elements will add to the lightness of the proposed structure whilst affording the occupants incredible views over Douglas Bay. (The glass will be anti reflective, with the overhanging roof providing additional shading). Whilst the existing second floor accommodation is accessed via a spiral stair, we do not consider this suitable to access the additional proposed accommodation. An additional internal stair is proposed to link with the existing main front entrance stair

The increase in office floor space, will require the creation of additional parking spaces. These proposals include the creation of a 'car parking' deck over a portion of the existing car park. The proposals for this carpark include levelling off the existing carparking area to the level of the existing main entrance and creating a deck over that sits at level with Palace Road.
