### Reason(S) For Refusal:

1. The addition of the proposed flat roofed dormer would be highly visible from the lower part of Christian Street and will add visual clutter to the elevation. This would fail to preserve or enhance the character of the Registered Building or the Conservation Area.

This decision was made by the Director of Planning and Building Control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

Whichever is the later.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
