## Planning Design Statement

#### 1.0 Introduction

1.1 The Department of Infrastructure - Public Estates and Housing has obtained Planning Approval to construct 4 No. Light Industrial Units in Jurby Industrial Estate (PA 19/01102/B.)
1.2 It is intended that the units are constructed as part of the current 'Jurby Initiative' to support the economy in Jurby and provide new Light Industrial work space of up to 640 m 2 . Treasury funding has been made available to construct the units.
1.2.1 416 m 2 of accommodation will be constructed initially, with each of the four units having the potential for an additional 56 m 2 of mezzanine floor space to be constructed.
1.3 The current Planning Approval requires 22 car parking spaces to be constructed prior to the occupation of any of the units. The car parking comprises 8 No. car parking spaces to the southern end of the forecourt to the units, and 14 spaces, including two disabled spaces, in a dedicated car park to the northern end of the units.

#### 2.0 Proposed Changes to PA 19/01102/B

2.1 Car Parking: The Applicant is seeking a revision to Planning Condition 2 in relation to the provision of car parking spaces prior to the occupation of the units as follows:

Omit: Planning Condition 2 - 'Prior to the occupation of the industrial building/s, herby approved, the car parking and manoeuvring areas / forecourt as shown on the submitted drawing P-10 Rev. A date stamped as having been received 14 October 2019,shall be provided in full. There after the car parking and manoeuvring areas shall be retained and remain free form obstructions.

Reason: To ensure that the strategic plan car parking standards are met in the interest of highway safety in accordance with General Policy 2 and Transport Policy 7 of the Isle of Man Strategic Plan 2016'.

Add: New Planning Condition to permit the following:-
a) Provision of one additional car parking space for each unit, on the forecourt, to increase the number of car parking spaces to 12 as shown on revised Drawing No.2018-DoI-PEH-04/ P10 Rev. B.
b) Reduction of disabled car parking spaces from two to one, and re-location of the proposed space as shown on revised drawing No. No.2018-DoI-PEH-04/ P10 Rev. B
c) The Department will in the future construct a minimum of eight additional car parking spaces in the car parking zone identified on revised Drawing No. No.2018-DoI-PEH-04/ P10 Rev. B prior to the occupation of any additional mezzanine space by tenants, to raise the overall number of car parking spaces to a minimum of 22.
