## Pre-application Advice

Pre-application consultation was held with Principal Planner, Ms Sarah Corlett, via email prior to application. ( 27th March 2020 \& 09th April 2020)

Ms Corlett requested clarification as to how much of the proposed extension will be visible as viewed by the public, considering Housing Policy 15 (the property is of traditional style) which stipulates that extensions need to respect the proportions, form and appearance of the existing property.

There will be some visibility of the extension from the road in front of Maggie's Cottage although this will only be visible in winder, when the trees are bare. Please see photographs attached, taken on 14th April 2020.

The proposed extension is in the same style as the exiting building and materials and finishes are selected to match those on the existing main house.

Ms Corlett advised the pitch of the proposed roof to be increased to be as close as possible to the pitch of the existing building. Whilst it was not possible to match the existing pitch exactly, due to the 1st floor windows above, the pitch was increased to the maximum possible whilst fitting in under the windowsill ( 20 degree pitch) so that the propped extension may complement the existing as best as possible.
