(Please read in conjunction with documents as per attached issue note)

the development Mr Salt gives qualified approval. He refers to Curtins’ assessment and accordingly Curtins Consulting Engineers’ report on the property is attached (Appendix 3). He is also concerned about bats but I am advised that in the 37 years that the applicant has lived in the property, due to its open aspect, he has never seen a bat in the area.

ANSWERS TO QUESTIONS ON THE APPLICATION FORM ARE NOTED IN CAPITALS

5 Access The existing entrance/entrances will be utilised for the development and there is ample parking in the courtyard area to serve both the existing house and the proposed annexe. The accommodation is intended for the applicant’s daughter so that she may look after her parents as they get older. She already lives at Briarfield such that there should be no overall increase in traffic and in the 37 years they have lived a Briarfield there has been no incident/accident accessing the property. However, while there is ready access to the forecourt, in recognition of an occasional visit by a stranger the front wall of what is currently the orchard is to be realigned so that parking is available on the verge, clear of the carriageway. This is considered to be considerably safer than the existing arrangement where the barn has garage doors directly onto the main road.

AS NO MATERIAL CHANGE IS ENVISAGED TO THE ACCESS THE HIGHWAYS DIVISION HAVE NOT BEEN CONSULTED

6 Services All services are available to Briarfield and as a proposed annexe services for the barn will be routed via the main house supplies. In a similar way foul drainage is to a septic tank and this will be utilised for the new building. It is pertinent to note that there are already supplies to the barn to service its former functions.
