### Statement to support the planning application

### 1.00 The Site

The site is the property know as "the Waverly" a former guest house located on Spaldrick Promenade, Port Erin. The site includes a detached garage to the rear which has been subject to a separate application (ref 17-01334/b) approved in February 2018.

The property had 15 letting rooms over 4 floors when it was operating as a guest house, with shared bathrooms, communal dining spaces and lounge, with a kitchen and staff areas at ground floor. There is a metal fire escape structure to the gable of the property in the lane. There is a small "outrigger" structure to the rear which is only 2 storeys.

The property has been vacant for some time and has fallen into disrepair. The roof has deteriorated and has until recently had problems with leaking. Short term remedial works to deter further damage have been carried out recently.

#### 2.00 The Proposal

The property is to refurbish into a single-family residence. The extent of the works is to be considerable due to the existing condition.

The proposal is to remove the rear 2 storey element to allow more external space at the rear of the property. The external envelope of the building is to be re-rendered and an insulated render system utilised, to improve the thermal performance of the building.

The windows are all to be replaced, with uPVC or composite units, that will be of the same appearance externally. They will be of opening sash arrangements in keeping with the building. The bays at the front of the property require to be substantially repaired to restore them to replicate the existing appearance.

The first floor is to have a small glass and stainless-steel balcony added at the front over the entrance area. The existing fire escape structure to the gable is to be removed.

At roof level the existing dormer is to be removed and replaced with Velux Cabrio style rooflights, bringing the attic space into better use. The existing window on the gable facing the lane, Is to be increased to add to the light airy space at this level.

### 3.00 Planning history.

There is no planning history on the site. The site is outside of the proposed conservation area of Port Erin. However, the proposal is to refurbish the property to be in keeping and respect the context of the location

#### 4.0 Pre-application consultation.

An initial e-mail was sent o the south team, which was responded to by Sarah Corlett. The response advised that the proposal seemed "quite straight forward" so the need for further meeting and discussion wasn't considered necessary.

The external appearance of the existing is to be retained, including the render banding and dentil features at high level, thus respecting the period property and those adjacent

#### 5.0 Highways matters.

The nature for the proposal, being for the refurbishment of and existing properties has no effect on the surrounding highways, in terms of the road / pavement and parking arrangements. The property has an external garage which as mentioned is to be re-built and already approved under a separate application.
