Dear Sir Madam,
I am writing to request permission for additional use to work from home as a beautician/nail technician from my front room, on 8 Castlemona Avenure, Douglas, IM2 4EH.

There are several business's on the street and in and around the surrounding area, to include a newsagents, takeaway, car showroom, resturaunt's and hotels.

I have undergone a very extensive refurbishment to the property to include new windows and re-render and will painting the front and railings and a new front door.

I believe the street was believed to be a bit of a rundown area, and my property was in a terrible state, particularly from the front which you can see from the pictures looked pretty grim to the entrance of castlemona avenue.

As I intend to do clients from here I will maintain a very high standard to the look and upkeep of both the frontage, decoration, small plant pots, in order to provide a nioce entrance for my clients, and also very high standard of decoration and fixtures and fittings inside the property. MON- CLOSED occoasional if client struggling for holidays etc.
TUES-7.30 A.M - 7.30PM (MAYBE 1 CLIENT BEFORE WORK, 1 AFTER WORK, I DAYTIME)

WEDN-7.30 A.M - 7.30PM (SAME AS TUESDAY)
THURS-7.30 A.M - 7.30PM (SAME AS TUESDAY)
FRIDAY 7.30 A.M - 3PM
SAT  - 12PM
SUN- CLOSED.

As I have been in business over 14 years, many of my clients are of a little older and several arrive by taxi. I have 4 clients who live on Castlemona avenue! And 1 at the bottom of Broadway, 1 at the top of Broadway, 1 at the top of Victoria road and a couple on prom or in and around Douglas, all have said it is easier to walk.

Some clients who come from out of town tend to adjoin it to a monthly or weekly shopping trip, so will use the Chester street or Marks and Spencer carpark and walk under the ballast raids on the prom, as only 5 minute walk to the beginning of Castlemona avenue, as it is so central to town.

As it is also on the bus route some may use bus and some may use the street or prom with either the 2 hour or 24 hour parking, who may arrive by car.

As I will only be working on 1 client at a time, and only a few hours and closed for 2 full days a week, and also closed during T.T week, and also close for a week in between Christmas and new year and also would be closed for any other trips or vacations, I would imagine there will be very little disruption to neighbour's parking, only similar to if a friend or family member were popping round to see me, so similar level to a normal residential property. I do not have friends or family come over when I have clients, as it is private and solely the clients time for the treatment, thus being no different to if my mum were to pop round etc.

I intend to do perhaps 4 or 6 clients a day there may be a slight variation with seasonal demand, although most of my clients are regular clients who have been coming to me for over the last 14 years in business.

I only ever work on 1 client at a time and average appointment is 1 hour, give or take.

The treatments I provide include manicures/pedicures acrylic gel nail extensions, eyelashes and brow treatments and use a fairly small amount of equipment to include a nail station, pedicure station, couch, nail drill and lamp. All of which will fit into the ground floor front room and would still look like a front room if such items were taken out. Such items would not produce any noise or disruption to neigbour's, as it is a quiet and relaxing environment I like to offer to my clients.

The reason I sold my salon in town, was because we are hoping to start a family, and my partner has 3 children that stay every weekend. To work from home would allow us to have more family time, and would also mean that may hours may reduce also in the future should a baby come along.

I will also be keeping the entrance and frontage of the property maintained to the highest standard, in order to appeal to my clients, and have already spent a large amount extensively renovating the property. I feel this will further benefit the area, and may be of appeal to the local hotels or b and bs as something their guests may want a treatment whilst on business or on holiday, further benefitting the local area.
