## PROVISION OF WELFARE FACILITIES & RE-SURFACING at THE DOME, BALTHANE INDUSTRIAL ESTATE, BALLASALLA for TOURS ISLE OF MAN

This application seeks to incorporate staff welfare facilities within the existing building comprising Staff Rest Room & Shower / Toilet. The application also seeks to change the surface finish of the entrance drive and hardstanding to the front & side of the building from gravel to concrete.

#### Application Site

The application site is the curtilage of The Dome, a dome shaped metal clad building located to the south eastern side of Balthane Road within Balthane Industrial Estate, Ballasalla. To the south of the application site is JCK Depot and immediately to the north/north west of the site are a row of warehouse and office units.

Vehicular access to the site is through the industrial estate and the application site currently provides Coach & staff parking for Tours, Isle of Man.

Tours, Isle of Man also own & operate out of 4 Akerman Court, Balthane Industrial Estate, Ballasalla. Akerman Court currently provides working space and toilet facilities for our administrative staff and a rest area for our drivers and vehicle maintenance staff. Akerman Court also provides space for the day-to-day minor maintenance required on the vehicles.

Currently Tours, Isle of Man own and operate 10 vehicles (2x70; 1x57; 1x51; 3x49; 1x31 and 2 minibuses) and employ 2 full time & 2 part time administrative staff with 3 full time drivers.

#### Planning History

The Dome was subject to one previous planning application (ref: 15/00100/C) for the change of use to allow commercial coach parking.

#### Proposals

Following re-location of Tours, Isle of Man into Akerman Court & The Dome early in 2015, administrative staff and drivers have been sharing welfare facilities provided at Akerman Court. The drivers would park & secure their vehicles at The Dome before walking over to Akerman Court.

In order to provide on-site welfare facilities at The Dome, Tours Isle of Man would like to incorporate small staff rest area & shower facilities within the existing building. Due to the configuration of The Dome (curved roof) the proposed facilities have been located within the lowest part of the building to minimize the impact on vehicle parking. Following inclusion of these facilities there will remain ample vehicle parking for Tours, Isle of Man between The Dome & Akerman Court.

In order to reduce the amount of dust and damage to vehicles caused by the existing gravel entrance drive \& hardstanding, Tours Isle of Man would like to concrete the front apron and entrance. As part of this re-surfacing works a dedicated wash down area will be provided along with associated surface $\&$ foul water collection provision.
