### Item 12: Description of the proposed development.

Read in connection with Fairhurst Estates Drawing 35524.03 and BB Consulting Drawing 16-177.01
Work to front elevation only as follows:
a) To dismantle remove and dispose existing roller shutter door and frame.
b) To take down existing masonry to front elevation and rebuild in 100 mm block/ cavity/ 100 mm block to support steel 'goal post' frame
c) To enlarge the aperture from 4000 mm (wide) $\times 3700 \mathrm{~mm}$ (high) to 6000 mm (Wide) $\times$ 4500 mm (high). To remove and dispose 2 nr existing windows.
d) To take down and remove the existing tenant's business sign.
e) To form reduced size window apertures [from existing 1480 mm (wide) $\times 2050 \mathrm{~mm}$ (high)] to 1250 mm (wide) $\times 2050 \mathrm{~mm}$ (high).
f) To install a new electrically operate roller shutter door (colour to match existing) mounted on a steel 'goal post' frame.
g) To install 2 Nr new windows with white uPVC frames and 6 nr opaque fixed double-glazed panels.
h) To render new blockwork and patch repair existing render to match existing.
i) To repaint the entire elevation All render steelwork and woodwork in a colour to closely match the existing.
j) To install new modified tenant's business sign centrally above the new roller door.

### Item 20: Details of supporting information or other details the I would like the Planning Officer to take in to account.

The work is to be undertaken to allow delivery vehicles to enter the warehouse.
It is noted that the building is situated within a conservation area and therefore the building amendments will be sympathetic to this fact. The works are designed to be un-contentious and to promote recent improvements to the general locality by retaining the symmetry and general appearance of the buildings existing front elevation as closely as is possible. Whenever possible the existing materials that are removed will retained and re-used. Wherever the existing materials cannot be re-used the new replacement materials colour and style will be selected to replicate or closely match the existing. The work to the white render will be undertaken to closely replicate the existing finish and appearance. The building alterations will retain the upper blank window form as existing. The tenants modified business signs are designed be almost identical to the existing and not to overhang the building.
