To whom it may concern
We really need a manager's apartment and office so that we have a person living full time on the yard. This is for security and for the welfare of the horses as we have up to 25 horses here at Llamedos. We also have retired horses that are ending their days with us, and clients returning from the UK who need to isolate for 14 days as they do not have that kind of isolation facility on their own yard. We have more liveries in the summer as we offer a package for people who just want grazing. We also hire out our indoor and outdoor arena facilities to clients and clubs and our summer jumping and dressage field also. We have clients coming to use our hot wash bay and solarium and vets using our facility to scope horses also for example. It is important to have someone present on the yard in case any of these clients need help, advice or indeed in the event of an emergency.
All other commercial livery yards on the island that are very similar to Llamedos actually have accommodation. Ballavartyn, Conrhenny, Grenaby, Kennaa and Gilbeys (Ashdene) are all very similar to Llamedos but they have the advantage of having staff on hand 24/7. We have been in business for nearly 30 years but we are finding it difficult to provide the same level of care as our competitors because of this. We struggle more as we do not have the possibility to offer accommodation for our staff as employees look for this as part of the package. Also more importantly clients want to have someone on hand $24 / 7$ and it does concern clients that at Llamedos we cannot offer this. This is felt more so because we have built a great business over the years investing continuously in time and effort to make sure our yard is immaculate and well maintained for our visiting and resident clients. They want the security of someone there for their animals or themselves to help which is paramount. This is also especially true for night checks or horses who maybe unwell. We pride ourselves in doing things right and we feel we are lacking in this area.
I hope you see that this is a genuine need for our business and to satisfy the concerns our clients have.

Thank you and regards

Lynda Ingham
