## 1) Summary Description Of The Proposal

This document has been prepared to accompany the application. The proposal involves the erection of an commercial unit for use as a natural water bottling plant at land near Glenn Callam House, Dhoon, Maughold for our client, applicant Mr Jacques Van Wyngaardt, who resides at Kionenhenin, beside the aforementioned property.

### 2) Buildings Proposed Location

- The site of for the proposed water bottling plant is on land near to Glenn Callam House, owned by the applicant.
- There are existing redundant structures on the site in a very poor state.
- It is extremely overgrown with a number of trees that are further explained in the accompanying Manx Roots documentation.
- The area is not within a conservation area.
- There are no known constraints on development.

## 4) Days Of Operation

- The hours of operation of the water bottling plant will be 0800 until 1800, Monday until Friday.
- There will be at most 6 workers present dependant on the requirements /output of the facility.

### 3) Details Of Proposed Use

- There is existing running water travelling through the land owned by Mr Van Wyngaardt.
- Mr Van Wyngaardt enquired with the Government if it was acceptable to utilise this natural flowing water source with a view to bottling it and redistributing it for sole consumption on the island. This was viewed acceptable and we were commissioned to assist in gaining permission for this facility.
- The facility will have 2 no holding tanks at the rear of the plant. These can be either submerged or site at ground level. With the many trees around the site, suggestion was made to having this at ground level. This also assisted with any maintenance required in the long term.
- The client shall be purchasing a bottling plant unit to assist with the smooth operation of bottling the water.
- This bottled water will then be stored at mezzanine level in the building until it is ready to be distributed to potential outlets for sale. (Yet to be agreed by the client).
