## 3. Response To Local Information Requirements

Affordable Housing Statement The proposal does not warrant an Affordable Housing Statement as the threshold would not be met. Air Quality Assessment No assessment is required as the proposal would not involve a B1(c) or B2 or Suit Generis use. Biodiversity Survey and Report

The site does not lie adjacent to a site of Nature Conservation Importance nor are there any protected species in close proximity to the site.

Daylight/Sunlight Assessment These studies would be submitted with the Full Planning Application. Environmental Statement It is considered that the scale of the proposed development does not warrant an Environmental Impact Assessment. Flood Risk Assessment The site does not lie within a Flood Risk area and as such does not require a Floor Risk Assessment. Heritage Statement

No assessment is required as the proposal does not lie within a conservation area, neither is the existing property of any architectural merit.

Land Contamination Assessment No assessment is required as no known contamination issues would arise from the redevelopment of the application site. Lighting Assessment

No assessment is required as the proposal does not involve; either (a) the installation of floodlighting; or (b) ten or more dwellings, or 1000m2 or more of commercial floor space; and would not include external lighting schemes.

Noise Impact Assessment

No assessment is required as the proposed form of development does not entail the introduction of any use within A3, A4, B1(c), B2, D2 nor would it be Suit Generis.

Site Photographs Site photographs showing the existing property and its setting are provided. See Appendix.1 of this report. Planning Obligations It is considered that the scheme does not warrant any planning contributions under the provision of Section 106 Agreement. Planning Statement See Planning, Design and Access Statement Site Waste Management Plan These studies would be submitted with the Full Planning Application.

## Town Centre Uses

The proposal does not involve retail in main town centre and as such no town centre issues arise from this application.

## Transport Assessment

The proposal entails development within the Use Class 'C3 Dwelling' where there would not be 'more than six people living together as a single household'. As such, it is considered that the criteria for a Transport Impact Assessment are not required.

The scheme would generate minimal traffic, primarily arising from the occasional servicing of the proposed dwelling. The site has existing off street parking provision.

The travel arrangements of the future occupants would rely on the existing pedestrian/vehicular access in conjunction with the benefits of close proximity to a very good level of public transport infrastructure.

## Travel Plan

No assessment is required as the proposal does not include any one of the following; a development comprising commercial premises, shopping, leisure and services that employ over 20 staff (total number of full-time and part-time staff) where the development comprises extension to existing facilities or change of use; residential developments comprising over 50 units; any significant educational establishment developments/expansions.

Tree Survey/Arboricultural Implications

The proposal does not impact any significant tree or plant life on the existing site and thus no Arboriculturalist Report is included. Should this be required a method statement should be prepared prior to the work commencing to establish necessary protection measures.

Ventilation/Extraction Statement

The proposal does not entail the installation of any such equipment, as such; a Ventilation/Extraction Statement is not warranted.
