# Change of Use Planning Statement

Change of use of units 9 & 10 Clinches Court, IM1 4LJ
(continuation notes for questions 12 & 21)

The proposal is to change the existing use of the unit which traded as a Healthcare business, to that of a Dental Surgery. This would be in-keeping with the other businesses on the Quay e.g. Opticians, Beauticians and provide an additional and sought-after Dental Service to the local community, as well as further afield.

It is anticipated the opening hours will be between 8.30am and 6pm Monday to Friday, with the possibility of Saturday morning opening, should the need suffice.

There will be three full-time members of staff (Dentist, Nurse, Receptionist), one of whom will cycle to work and the other two who will use either public transport e.g. bus, or park in one of the nearby longer-stay car parks:
- Tongue
- Shaws Brow
- Bottleneck
- Douglas Promenade Walkway
- Parade Street East
- Parade Street West
- Chester St

For the patients, there are numerous disc zones within easy walking distance of the unit such as:
- Church St
- Bank Hill
- Bridge Rd
- Leigh Terrace
- North Quay
- Athol Street
- Ridgeway Street
- Market Hill
- Quines Corner

As well as the longer-stay car parks listed above, and also Drumgold St car park.

The unit is in close proximity to the Train Station and to both Banks Circus and Lord St Bus stations for those who wish to utilise public transport, as well as a Bus Stop on Lord Street.
