# Design Statement for Additional Parking

Design statement in support of planning application for additional car parking at the Warehouse Storage and Distribution Centre at Kewaigue for Heron & Brearley Ltd

### Introduction

Whilst no significant changes to staff levels and traffic movement is envisaged with regard to the general internal restructuring of partitions and addition of an additional external roller shutters proposed under a separate concurrent planning application, the number of parking spaces readily available for parking is frequently becoming insufficient for current demands.

As a result of continuous growth in the Isle of Man and UK, Heron and Brearley Ltd now require a larger and more robust management and administrative structure at its Head Office with a net effect of increased employment opportunities in the Isle of Man.

Further to this, and despite the recession, the Company has seen a steady increase in employment levels throughout the years to respond to ever increasing demands associated with health and safety legislation and to undertake the level of turnover that prevails.

Accordingly Heron & Brearley would like to secure planning permission for 10 additional spaces to be discretely created as an extension of the existing current short term parking at the front of the building.

As requested via pre-planning consultations, we compare below the number of spaces that would be required to meet current car parking standards as set out in Appendix 7 of the Strategic Plan against the car parking situation as it currently stands

As can be seen from the above there is a currently an under-provision of 8no spaces compared to the parking standards that would now be applied to premises such as this.

Based on current usage Heron & Brearley’s assessment of the number of spaces required to meet current demand is:

- Directors & Staff - 102-107 spaces
- Visitors/short stay – 15-20 spaces

This culminates into a current perceived shortfall of 10 spaces, the lack of which is particularly prevalent late morning and just after lunch on a day to day basis.

### Proposal

As previously stated Heron & Brearley would like to secure planning permission for 10 additional spaces to be discretely created as an extension of the existing current short term parking at the front of the building.

Existing mature planting around the boundary and the variation in ground levels will ensure that the proposed spaces will be unnoticeable to nearby residents and those traversing the highway, and the retention of the three mature trees and associated shrubbery wherever possible together with an expansion of the existing shrubbery will ensure that the inclusion of additional spaces will have no detrimental effect on the landscaping of the site as a whole.

Photographs of the current situation are included on the application drawings for ease of reference.

For clarity we can confirm that no change to existing site lighting arrangements is currently envisaged or proposed as existing lighting on the building is deemed sufficient.
