as submission to apply for the erection of a garage to the rear of the above named property.

At present there are a number of properties on Brunswick Road that have garages at the rear, and these are served by a lane which has an entrance between Brunswick Road & Albany Road and a second narrow entrance from Albany lane. There is little, if any traffic apart from those using their garages; however at approximately 4m wide the lane is used by refuse collection wagons and Oil suppliers therefore there is more than sufficient room to manoeuvre a car up the lane and into a garage with a door width of 3300mm. Pedestrians or cyclists very rarely use this lane, there is only room for one way traffic and there are no parking areas on this lane.

The erection of the garage will bring the garden up to the standard of the properties either side of No. 16 Brunswick Road with a solid rendered wall to match that of No. 14 Brunswick Road. These gardens are on top of the garages because the floor level at the front and the rear of the properties are significantly different in height. Drawing JTM020-P-10-08 shows almost 6m visibility prior to a car manoeuvring out of the garage, and once out there are clear views up and down the lane. The size and length of the lane do not in any way promote fast driving, whilst there is significant room to move out whilst another car could pass.

Furthermore, a garage at the rear of this property will reduce the need for on-street parking. The Brunswick Road area does house a lot of cars, however this can be reduced by encouraging off-street parking for those residents with the room to develop their properties, thus allowing other residents to park outside their own home.
