**Re: Erection of a garden store and creation of a hard standing to provide off road parking - Kilkenny Wood, Colooneys Lane, Cooil, Douglas - 12/01247/B**

Please find a statement that set out the position of the Planning Authority in respect of the above planning application.

The statement comprises of four parts:

1. A copy of the Planning Officers report which assessed the proposal and recommended that the planning application be REFUSED. This was considered and accepted by the Senior Planning Officer on the 13th November 2012;
2. Copy of the decision notice for this planning application;
3. A set of site aerial photographs of the site; and
4. A set of amended conditions in the event that the appointed Planning Inspector is minded to recommend that the application be approved.
