### Existing situation

The site currently contains a "convenience" type shop that also provides hot and cold food, and beverages on a largely "take-away" basis.
There are a small number of tables and chairs situated outside the existing shop - under the existing forecourt canopy.

### Current Proposals

The site is subject to ongoing alterations to some areas - namely the rear at ground floor level \& some of the first floor. These works are to create a Gymnasium \& associates facilities \& are covered by planning approval reference 12/00899/B. Within this approval is a coffee lounge that would be for the use of members only.

### New proposals

This supplementary application is for the provision of a Coffee lounge at ground floor level. This would serve as an area where food and beverages purchased at the shop could be consumed on the premises.
It is felt that the provision of this facility would broaden the appeal of the existing facility offering a comfortable area for the public to use.
The additional benefit would be that it would further add to the regeneration of the site offering a community appeal.
The shop would still operate in the same way - with the currently proposed (and approved) parking arrangements being maintained.

It is anticipated that additional traffic would be pedestrian - due to the proximity to both the business and residential districts and the connection between these, for the pedestrian commuter.

The design is to be in keeping with that of the existing in that there would be low level masonry walls with Windows above - In the same style as the shop adjacent.

The extent of the coffee lounge area is within the existing footprint of the canopy - which is to be refurbished \& utilised, this further regenerating the building.
