## Town and Country Planning Act 1999

### The Town and Country Planning (Development Procedure) Order 2005

On 11th October 2012, and in pursuance of powers granted under the above Act and Order, the Department of Infrastructure determined to **REFUSE** planning application **12/00958/B** by Mr Ian & Mrs Rachel Corlett for the Erection of detached garage with store/gymnasium over at Valley Crest Main Road Santon Isle Of Man IM4 1EJ, for the following reason(s):

1. The application site is not zoned for development and is within an Area of High Landscape or Coastal Value and Scenic Significance. Given the size and design of the proposal it would be tantamount to the creation of a new residential dwelling in an area not zoned for development. It would result in an inappropriate development in the countryside contrary to Environment Policy 1 and Environment Policy 2 of the Isle of Man Strategic Plan.
