## Planning Statement

This planning application is for "Approval in Principle for the Demolition of Knock Rushen House & Redevelopment of the Site for Residential purposes"

### Reason for Application

The Knock Rushen Development behind us has completely devastated the "Privacy" of Knock Rushen House both internally and externally including Gardens and Patio area. Loss of lifestyle has occurred. There is still one more Dwelling to be built just beside our Boundary NW wall and for this, the Developer has a choice of, two, maybe three Properties. (see past correspondence). Far too many of our windows are overlooked by the Development. (Refer to photographs A and B.) Coupled with this, the House is very uneconomical to heat and costly to maintain. Ecologically it falls far short of Modern standards. We have put Knock Rushen House on the Market to find that the only interest is from Developers.

Hartford Homes expressed an interest in purchasing Knock Rushen House to demolish it and build on the Site. Coupled with this there was to be provision for an additional Entrance in the Seaward Wall. We understood from the Developers that preliminary enquiries were made with the Departments of Transport, Infrastructure, The Conservation Officer and the Senior Southern Planning Officer, who were favourable to the Developers Plans.

However, they dropped out of Negotiations and we now wish to pursue a Planning Application for "Approval in Principle for the Demolition of Knock Rushen House & redevelopment of the Site for Residential purposes". This application to include the above mentioned Entrance in the Seaward Wall, a part of which is constructed with concrete Blocks (one side faced with Manx Stone). We have the support of our MHK, Mr Richard Ronan, in making this Application.

The approximate Entrance position is indicated on the Site Plan B (herewith attached). We have discussed the Entrance with Ms Andrea Georgeson (Dept of Transport) on Site and with particular reference to clearance of Sight Lines etc., refer Government Crested Plan D.

Our seaward Verge gradually increases in depth to 6ft as it runs towards the West in the area where the Entrance is proposed. The enlarged Site plan indicates a position line 2 metres back from the road Curb. To fulfil visibility requirements, the wall at the Entrance would need moving back only a little more than its own thickness in the Gateway.

The unsightly 29ft Cement blocked section will be disposed of and the Wall would be rebuilt with its original natural Stone, refer Enlarged Site Plan C.
