Motors \& Mowers, Station Road, Kirk Michael, Isle of Man IM6 1AE

### Impact

The property subject to this application is sited on the junction of (Rheynn Cullyn) (A3) and Station Road (Raad Yn Stashoon) within the Kirk Michael conservation area. Although the site is within the Kirk Michael conservation area in this instance there are no distinctive features or important views affected by this proposal. Drawing 12/053/01 shows the positioning of the proposed signage and includes composite images.

It is believed that the new fascia sign and totem sign will be in keeping with other like signs within the conservation area. They will have an off-white background (not silver metallic), upper and lower case lettering and will not be illuminated having little or no impact on the adjacent highway or properties. Therefore the effect on the conservation area will be minimal and not unusual for a normal business trying to advertise its presence.

The following are examples of buildings situated within the conservation area and close to the application site which have signs of similar nature to those proposed.

## Justification

The new signage provides advertising of the company name and includes two of the main product brands sold at the premises. Signage of this nature is a requirement operating in a commercial environment. The totem style sign faces to the north elevation and also includes contact telephone and website details. We believe it is justified to have signs of this type for a commercial operation that is sited on a main road and this accords with other properties within the conservation area setting.
