# Officer Assessment Notes

- with regards to the floor area to proposal would create a net floor area of 30.9 sqm, taking all the floor area into account the unit would have 43.9 sqm. - It is important to note under the Housing Reg for flats, a unit between 30 sqm and 45 sqm could provide a permanent flat for 1 occupant. Therefore this unit could provide a single person a permanent dwelling. - Regarding the issue of the unit not having any reliance on the main house. The applicants have indicated that they are not proposing to install a fixed cooler. Therefore not allow self catering to be undertaken. However, as indicated with par 6.9 (last sentence) the Dept must consider applications in the longer term, potential after the currents applicants have an interest in the site. Discussing the matters with the Senior Building Control Manager he has indicated that...(See Eno:) - I am some what confused by the Tourism Division as I am currently considering an application for the change of use of a barn from Tourist etc to a dwelling within the Mage Village. They support that proposal. The total cost (water, well, clean). I do not consider capital planning policies when making their accommodations. - whilst the Taiwan act requires certain criteria to be assessed, the Planning Dept cannot approval an applicator based on other Dept leg e relay on this key to satisfy the Dept Carr concerns. - furthermore if it was used as a separate dwelling no such check would be unplanned from the Tourist or fire service. If it is accepted that the unit is not a self-containable unit, the proposed still requires to comply with HP 11 as indicated within BP 12 or BP 14 of the IOM SP. - overall The Congressor of the office space into a Residential unit would be content to HP 11. Firstly given it has only recently been constructed the Dept would have concerns of its redundancy as a office/store. Furthermore it is not considered recently constructed modern garage is of architectural, historic or social interest. Therefore, whether the Inspector considers the unit sealed. The app is therefore not to be enforced for the reason indicated.
