# Planning Justification Statement

AS PER ATTACHED PLAN THE EXISTING BUNGALOW IS LOCATED AT THE NORTH WEST END OF THE PRESENT SITE THUS LEAVING ADEQUATE AREA FOR A SECOND PROPERTY.

THE EXISTING SITE HAS A MAXIMUM LENGTH OF 90 MTRS AND MAXIMUM WIDTH OF 60 MTRS WITH A BOUNDARY OF 85 MTRS ON TO SOUND ROAD. THE EXISTING BUNGALOW DOES NOT UTILIZE AN ENTRANCE/EXIT ON TO SOUND ROAD.
ACCORDING TO THE ISLE OF MAN PLANNING SCHEME ( DEVELOPMENT PLAN) ORDER 1982 THE EXISTING BUNGALOW AND GARDEN ARE WITHIN THE AREA DESIGNATED RESIDENTIAL.

THE PROPOSED DEVELOPMENT WOULD HAVE AN ENTRANCE ON SOUND ROAD ENABLING OFF ROAD PARKING AND TURNING AREA THEREBY CAUSING MINIMUM CONGESTION.
