## Reason(S) For Refusal:

1. The proposed development would be contrary to General Policy 2 of the Isle of Man Strategic Plan 2007 by reason of its form and design in that the proposed alterations would create a solid shopfront into the terrace which would be visual intrusive and be detrimental to the visual amenity of the locality.

This decision was made by the Acting Senior Planning Officer in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
