### Approval in Principle - Additional Information

February 2012

Ballachrink farm land is now leased out and the existing out buildings are no longer required. The traditional design of the buildings do not make them suitable for modern farming methods and they are now redundant.

A structural report, enclosed in the submission, has been carried out on the buildings to assess their suitability for conversion.

### Water and Sewerage

The Drainage Division has been consulted.
Foul: Connection to be made into the main sewer in Ballachrink Estate or the Glen Road.

Surface: Via an existing water course into the river in Colby Glen, (as Ballachrink Estate).

### Water

The Water Authority has been consulted.
A new 90 mm diameter mains connection will be routed along the top lane, this will also upgrade the existing supply to the farmhouse.
A fire fighting water hydrant will be situated centrally to the development.

### Electricity

The MEA has been consulted.
The development will be served from the sub station at the head of the top lane.
Independent meters will be housed together allowing all meters to be read at one time.

### Gas

There is no existing or proposed gas supply to the site.

### Telecoms

Manx Telecom has been consulted.
Existing overhead cables will be buried underground during the development.

## Trees

DEFA has attended site.
A felling license has been issued for the self set multi stemmed sycamores behind the sheep dip - as identified on the existing site plan.

### Highways

The Highways Division have visited site.
A one way system for all traffic with entry from the A27 via the Top Lane and exit via the lower lane back onto the A27, has been deemed acceptable. The existing exit from the lower lane has adequate 70 m visibility splays in both directions.

### Footpaths

The Highways Division have agreed that the public footpath, 'Cronk y Dooney to Colby', which passes through the farmyard and up the top lane can be temporarily closed during the trenching works for the new water and electrical supplies subject to a months notice being given.
