Re: Eden Park Garden Centre, Cooll Road, Braddan - Proposed Extension

Please find enclosed a detailed planning application to provide an extension to Eden Park Garden Centre. The purpose of the extension is to achieve the following:

1. Provide purpose built storage facilities to replace the lorry trailers currently being used (please see attached photographs showing the current arrangement).
2. To provide a garden machinery repair workshop on site to replace the facility which is currently located off site. This will secure this part of the business by integrating it into the garden centre and allowing it to function more efficiently.
3. To provide better weather protection to an existing canopied display area. This will allow the space to function all year round and thereby improve effective use of the existing space.

The existing arrangement to the south west side of the existing garden centre has evolved "organically" as the need has developed, this has resulted in a less than visually pleasing situation which the proposed extension will improve upon, not only for workers, but also visually in line with the quality of Eden Park.

The form of the proposed extension is very functional and adopts the existing barrel roof structure. To "reinforce" the image of the garden centre and recognise the location of the building, it is proposed that the extension will be clad in timber boarding as illustrated in the application drawings. The roof will be profiled steel sheet for ease of construction and low maintenance. Windows will be aluminium framed and doors will either be steel faced or sectional shutters depending on function.

In summary the proposed extension is required to address existing problems which the garden centre business currently experiences. The design is functional but is sympathetic to the garden centre image and the buildings location. The development will significantly tidy up the existing goods yard area by providing a bespoke storage facility. The development will not extend beyond the site boundaries of the existing garden centre which was approved by previous planning applications.
