In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:

which was considered on 16th March 2012, for the reasons set out below.

### Reason(S) For Refusal:

1. The creation of two additional flats within the property would intensify the use of the building whilst providing no off-street parking. This would have unacceptable impacts upon on-street parking in this location and would fail Housing Policy 17 part (a).

2. The proposed additional flats would have windows facing only to the rear of the site and as such would not be provided with a pleasant clear outlook as required by Housing Policy 17 part (b).

This decision was made by a Senior Planning Officer in accordance with the authority delegated to them under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

Whichever is the later.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
