DEPARTMENT OF

INFRASTRUCTURE

Laburnum Cottage is made up of two former stone cottages joined together plus a studio annexe, a former shop on the main road, added to the property more recently

The proposals go some way in unifying the dwelling's appearance to the main road and aim to address issues of access and internal daylighting levels

The cottage gable end on the main road formerly contained a shopfront and consequently has a large window and door onto the main road. This is in addition to the original 'front door' to the cottage on the lane side off the main road, both of which open directly into the main living area

The location of the front door is to be moved from the side lane to the main road in order that the entrance to the dwelling is remote from the living space

The existing doors will be replaced by new windows within the widths of the current openings. The side window to match the existing windows in this elevation, the new larger front window more in the style of the studio windows, with the aim of better unifying this elevation. The additional front door to the studio annexe is to be removed and replaced with matching timber cladding

In addition, a number of solutions are proposed to address issues of daylighting to the upstairs bedrooms and landing and to the rooms on the ground floor

Bedroom_01 simply accommodates a rooflight window on the rear side of the pitched roof. The other two bedrooms and the upstairs landing will each utilise a 'sunpipe' to provide better levels of natural light

For the downstairs rooms a 'Parans' system is proposed, whereby a solar collector is mounted externally and daylight then transmitted via fibre-optic cables to luminaires fixed in the desired locations. The solar collector will be located on a small lean-to roof at the rear of the property, not visible from the road. As part of the proposals, the slate roof covering in this area will be replaced with a concrete tile roof
