## Planning Statement

Approval was granted under PA 10/00208/B for a residential driveway following the route shown on PA 102. This route will be steep and requires extensive cut and fill. It is therefore proposed that the route be amended to follow the site access route which itself follows the original agricultural field access. This requires a change in use of the land between that marked A and B on PA 102 from agricultural access to joint residential and agricultural access. If approved this route would replace the route previously approved under PA 10/00208/B.

It should be noted that the present site access is much wider than the eventual access shown on these drawings. A small bank of approximately 1 metre high will be created along the western top edge of the driveway. This will be made up of excess soil from the dwelling foundations. The bank will be planted with trees to match the field boundaries elsewhere on the farm. Stock fencing will be placed along the edge of the driveway to enclose the agricultural fields.

This new scheme has the following advantages over the approved (PA 10/00208/B) scheme:

1. Follows the existing historic agricultural access
2. Retains the existing trees.
3. Limits potential tree root damage by eliminating cut and fill near trees.
4. Improves access for agricultural machinery.
5. Overall increase in retained agricultural land.
6. Safer gradients can be achieved.
