In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:

### Reason(S) For Refusal:

1. The application site is not zoned for development and is within an Area of High Landscape Value or Coastal Value and Scenic Significance. Therefore the proposal is contrary to Environment Policy 1 and Environment Policy 2 of the Isle of Man Strategic Plan. Given the siting, size and design of the proposal it would be tantamount to the creation of a new residential dwelling in an area not zoned for development. It would result in an inappropriate development in the countryside contrary to the Isle of Man Strategic Plan and the Isle of Man Development Plan.

This decision was made by the Development Control Manager in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

- The time for requesting an appeal has expired; or
- Any appeal has been determined;

Whichever is the later.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
