### Officer's Report

#### The Application Site

1. The application site comprises the residential curtilage of a detached dwelling located on the western side of Douglas Road in Michael.

#### The Proposal

2. The proposal comprises the erection of a replacement porch/utility extension on the dwelling.

#### Planning History

3. Whilst the application site has been the subject of previous planning applications it is considered that none of these are specifically material to the assessment of this current planning application.

#### Planning Policy

4. In terms of land use designation the application site is not designated for any site specific purpose under the Isle of Man Planning Scheme (Development Plan) Provisional Order 1982.

5. In terms of strategic plan policy, the Isle of Man Strategic Plan 2007 contains one policy that is considered specifically material to the assessment of this current planning application. Housing Policy 15 states:

"The extension or alteration of existing traditionally styled properties in the countryside will normally only be approved where these respect the proportion, form and appearance of the existing property. Only exceptionally will permission be granted for extensions which measure more than 50% of the existing building in terms of floor space (measured externally)."

#### Assessment

7. The planning application seeks planning approval for the erection of a replacement porch/utility extension on the dwelling.

8. The proposed development is of similar scale to the extension that it replaces and relatively modest. The proposal is arguably more in keeping with the character and appearance of the original dwelling. Given the scale of the proposal there is no obvious impact on public amenity or private amenity.

9. The proposal is not considered to affect any other obvious material planning consideration.
