### Officer's Report

#### The Site

1. The application site is the curtilage of St Benedicts, Glen Auldyn. Within the curtilage of the application site is a two storey detached dwelling. The application site is situated to the southern side of the highway.

#### The Proposal

2. The application seeks approval for the enclosure of the existing porch with a sliding patio door constructed using uPVC.

#### Planning History

3. The previous planning applications are not considered specifically material in the assessment of the current application.

#### Development Plan Policies

4. The application site is in an area zoned as residential use identified on the 1982 Development Plan. It is appropriate to consider General Policy 2 of the Isle of Man Strategic Plan (20th June 2007).

CONSULTATIONS

5. Highways Division has not commented
6. Lezayre Commissioners have recommended that the application be approved.

## ASSESSMENT

7. General Policy 2 requires that proposed developments do not adversely affect the character of the surrounding landscape or townscape. The policy also requires that proposed developments do not adversely affect the amenity of local residents or the character of the locality.
8. The patio door is considered to be a minor addition to the property which would be visible from the highway but is not considered to have a harmful impact on the character of the locality or the amenities of local residents.
9. For the above reasons the application is considered to be acceptable and is recommended for approval.

## PARTY STATUS

10. The local authority, Lezayre Commissioners is, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (d), considered an "interested person" and as such should be afforded party status.
