# 93/1626 Duplicate Conditions

This approval relates to the erection of a building for use as a heritage centre, as shown in the submitted plans. The remainder of the site must be used for car parking and access associated with this facility and also for boat parking and its associated access to and from the site and the harbour.

The proposed development must be completed within 4 years of the date of this notice.

The existing fabric of the former railway station buildings and the former engine shed must, as far as is practicable, be retained and, where necessary, renovated, rather than being replaced.

The roof of the building(s) must be finished in natural slate, or a good
ality under slate, a sample of which must be approved by the P.C.
NOTE: It is recommended that consideration be given to the use of variety in the choice of slates, ridge tiles, and windows, so emphasising the vernacular character of the design.

The proposed development must be connected to the main sewer in a manner acceptable to the Byelaw Officer and the Committee and on terms and conditions to be agreed with the Peel Town Commissioners PRIOR to the commencement of any building works.

NOTE: A Drainage Connection Fee will be payable to the Peel Town Commissioners on this development.

All services including electricity and telephone must be laid underground to the satisfaction of the Committee and arrangements for the supply of such services acceptable to the Committee must be made with the statutory authority PRIOR to the commencement of any building works.

No approval is hereby granted to the layout of car and boat parking spaces or the organisation of vehicular access as shown in the submitted plans. Building works may not commence until such time as a further plan has been submitted to and approved by the Committee, which shows:

i. the provision of car parking spaces each a minimum size of 2.4m x 4.9m;
ii. the provision of at least three car parking spaces, 3.6m in width which are allocated for use by disabled persons and situated as close as is possible to the main access to the building;
iii. details of walling, paving and signage and street furniture as indicated in the 1:250 site plan received 6th April 1994;
iv. the alignment of Mill Road and the revision of car park access together with a revised internal layout which maintains an acceptable layout of boat parking spaces, manoeuvring space and access to and from the harbour, including provision for any boats being transported by crane;
