### Officer's Report

#### The Site

The application site is 45-46 Derby Square, and existing commercial workshop situated on the western side of the square. To the south of the site is a car park which is in the control of the applicant.

#### The Proposal

This application seeks approval for the re-roofing of the building. The existing roofing is profile asbestos. It is proposed to replace this with platsicol sheeting in a colour called "Merlin Grey".

#### Planning Status

The application site is located within an area identified as being Predominantly Residential by the Douglas Local Plan. The site is within a Conservation Area. Within the Isle of Man Strategic Plan, Environment Policy 35 is relevant. This states:

"Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development."

#### Planning History

There are no previous planning applications considered relevant to the determination of this proposal.

## Representations

Douglas Corporation do not object to this application.

## Assessment

The main issues to be assessed in the determination of this application are the impact of the proposal upon the character and appearance of the Conservation Area.

The existing roof is not attractive and appears to be in a generally run-down state. The new roofing would be of a smarter appearance and would be dark grey in colour which is judged to be appropriate. It is judged that the proposal would be of benefit to the Conservation Area.

## Recommendation

Permit.
