The application is for a new front and awning. It should be noted that the drawings show an awning with an advertisement, which would normal mean the awning would not be considered as part of this application as advertisement are controlled through separate legislation. However, the applicant’s agent have indicated that they would like the canopy to be considered as part of this application, as the lettering is indicative only. In respect of the impact of the works on the character and appearance of the Conservation Area, the new shopfront will be constructed out of timber and glass. This will replace an existing metal and glass shopfront. The use of timber for the shopfront is an improvement on the existing structure. The proposed awning would replace the within canopy. The canopy would be a modest addition to the frontage. The proposed works would be enhancement to the character and appearance of the Conservation Area. ## Recommendation It is recommended that planning permission be granted subject to conditions. ## Party Status The local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status. The Highways Division is part of the Department of Infrastructure of which the planning authority is part of.
