# 06/01205/A Appeal Approval Notice

1. This approval is in principle only and will remain valid for a period of four years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

2. This approval relates to the application site as defined by the red line on drawing no. 0425/01 date-stamped the 29th June 2006.

3. Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval).

4. The application for Reserved Matters must include a plan which defines

(a) the curtilage of the proposed dwelling; and
(b) the remainder of the site as open space;

the curtilage required by (a) above must be tightly drawn in the eastern corner of the site, embracing the existing curtilage of "Gloccamorra" and only a modest increase thereto; no approval is hereby granted to domestic use of the open space beyond this new curtilage.

Note 1: The applicant is advised that there are Underground Cables/Overhead Lines present in the area indicted in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority (Tel: 687705) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.

The applicant is also advised to contact the MEA for Electricity Site Safety 5 documents (Tel: 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.

Note 2: The site is also within the inner zone of the area affected by the dangerous goods storage at the Battery Pier.
