#### Planning Status And Relevant Policies

Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2, Paragraph 8.12.1

#### Assessment

The application site is not located within a Conservation Area. The proposal is to install two roof lights to the front of the property and a rear door. The proposed rooflight are relatively modest additions to the property and will not adversely affect the visual amenities of the streetscene.

In respect of the installation of the dormer, this will be located to the rear of the property and will not be readily visible from the public highway of St Ninians Road. It is considered the proposal will not adversely affect the visual amenities of the locality.

In respect of the impact on the neighbouring properties, the proposed dormer is set a significant distance away from the boundaries of the neighbouring properties so as not to cause any undue harm in terms of overlooking and loss of privacy.

#### Recommendation

It is recommended that planning permission be granted subject to conditions in the attached schedule.

## Party Status

The local authority is, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered an "interested person" and as such should be afforded party status.
