## Planning statement on behalf of the Department of Infrastructure in respect of planning for the Erection of signage - 11/00220/D - Hangar 230, Jurby Industrial Estate, Jurby

### 1. Introduction

1.1 The aim of this statement is to provide background information to the planning application and to set out the views of the Planning Division in respect of the proposed development.

### 2. The Application Site

2.1 The comprises of a large detached industrial building which is located on the western edge of the Jurby Industrial Estate and northeast of the Jurby Prison. The building is currently used to accommodate the Jurby Transport Museum which was officially opened April 2010.

### 3. Planning Policy

In terms of the current Development Plan, the application site is within an area zoned as 'Airfield', under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, but is within an area zoned as High Landscape or Coastal Value and Scenic Significance.

### 4. Planning History

4.1 The following planning applications are considered relevant to the assessment and determination of this application:-

Creation of twelve light industrial units with associated car parking, landscaping and drainage - 06/01265/B - The Paddock, Jurby Industrial Estate, Jurby - APPROVED

Erection of factory unit with associated services, car parking, landscaping, fencing and construction of an access road - 05/00243/B - Proposed Industrial Unit - Plot 1, Jurby Industrial Estate, Jurby - APPROVED

Approval in principle for construction of factory complex, Jurby Industrial Estate, Jurby - 89/01937/A - APPROVED

### 5. Proposal

5.1 The application proposes the erection of two signs (north and west elevations of building) advertising the Jurby Transport Museum.

5.2 The proposed unit would have a width of 3 metres, and a height of 0.95 metres.

### 6. Assessment

6.1 As indicated the site is current used as a museum and the erection of two signs as proposed would be appropriate for this building. Similar signage can be found through the industrial estate and is a common form of development advertising businesses.

6.2 In terms of the size and design the signs these would be appropriate and would not adversely impact upon the visual amenities of the building or the area, given the above reasons and as they are modest in comparison to the size of the detached building.

### 7. Recommendation

7.1 It is considered that the submitted scheme is acceptable for the reasons indicated and therefore complies with the relevant planning policies within the Isle of Man Strategic Plan. Accordingly, it is considered that the ‘erection of signage’ is acceptable and it is recommended that the application be approved.

### 8. Conditions

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to the submitted documents and drawings 01, 02, 03, 04, 05 and 06 all received on 17th February 2011.
