## Officer's Report

### The Site

The application site represents the curtilage of an existing mid-terraced dwelling, 30 Melbourne Street, Douglas. The property has a modest Victorian style and is located on the eastern side of the road, opposite Park Road School.

### The Proposal

Proposed is the installation of a replacement front door, surround and fanlight above.

The existing door and fanlight are painted timber and the proposed would be white upvc.

### Planning History

The following previous planning application is considered relevant in the assessment and determination of this application;

97/01012/B – Permitted 16.10.97<br/> Installation of uPVC windows to replace existing.

### Development Plan Policies

The application site is located within an area designated as Predominantly Residential Use in the Douglas Local Plan Order 1998, Map No. 2 (South). The site is not located within a Conservation Area.

The relevant planning policy from the Isle of Man Strategic Plan 2007 is General Policy 2.

### Consultations

### Assessment

The application site is not within a Conservation Area and nor is it a Registered Building. The application is proposing to install a front door in white upvc. Other properties within the street already have upvc doors. The proposal would therefore not look out of keeping in the context of the street scene and would have no adverse affects.

### Recommendation

For the above reasons, this proposal is considered to be acceptable and is recommended for approval.

### Party Status

The local authority is, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered an "interested person" and as such should be afforded party status.
