#### Planning Status And Relevant Policies

Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2, Environment Policy 35

#### Assessment

**Procedural Matter** – It is should be noted that the application forms proposed to seek retrospective planning permission for the installation for replacement windows and front door. However, the Department have only advertised the application for the installation of the replacement windows. The applicant's agent has been advised of the error and are content to proceed on the basis that the application is only to seek planning permission for the retention of the replacement windows.

The application site is within a Conservation Area. The application is seeking permission for the retention of uPVC sliding sash windows to the front and casement windows to the rear of the property. The agents have indicated the previous windows in the front of the property were aluminium framed sliding sash windows. The replacement windows are an improvement on the previous windows and in fact help to enhance the character and appearance of the Conservation Area. The replacement windows to the rear are not readily visible from the public highway of Switzerland Road. The rear windows have a neutral effect on the character and appearance of the Conservation Area.
