In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

**Proposal:** Registered Building consent for alterations to convert three buildings to a single dwelling (comprising an amendment to the development approved under 07/02126/GB) (In association with 08/00471/GB) Registered Buildings Nos. 34, 35 & 36 at: 5, 6 & 6A The Parade Castletown Isle Of Man IM9 1LG

which was considered on 14th August 2008, subject to compliance with the conditions specified below.

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the conversion of the three dwellings into one property and the construction of a lift all as shown in drawings 12, 109, 110 and 111 all received on 7th March, 2008.

3. All roofing must be finished in natural slate to match that of the existing buildings on site.

4. PRIOR to the commencement of any building works, further large scale (1:20 / 1:10) detail drawings of the skirtings and architraves and door design to all new internal and external doors and windows are to be provided for approval by the Planning Authority.
5. PRIOR to the commencement of any building works, further large scale (1:20 / 1:10) detail drawings of the external balustrade to the front entrance steps of No. 5 are be provided for approval by the Planning Authority.
6. PRIOR to the commencement of any building works, further large scale (1:20 / 1:10) detail drawings of the external balustrade to the front of No. 6a are be provided for approval by the Planning Authority.
7. No approval is given to the installation of the columns to support the balcony to Balcony House. This is to be the content of a further application.

NOTE Whilst there is annotation on the floor plans concerning replacement windows, there is no specification in the application for the replacement of any windows, balconies or doors so no approval is granted in this application to the replacement of any windows, doors or balconies/balustrading.

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

## Guidance Note

This decision notice is issued in accordance with Regulation 9(1) of the Registered Building Regulations 2005.

The proposed development must not be commenced until either;

- The time for requesting an appeal has expired; or
- Any appeal has been determined;

Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
