# Planning Approval Decision Notice

## Isle of Man Town and Country Planning Act 1999

### The Town and Country Planning (Development Procedure) Order 2005

Mr N Dyer
Chevers Farm
Stonham Aspal
Stowmarket
IP14 6AN

In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

Name:
Proposal:
at:

Mr N Dyer
Erection of detached garage and extension to driveway
2 Croit Ny Kenzie
Andreas
Isle Of Man
IM7 4FA which was considered on 15th July 2008, subject to compliance with the conditions specified below. Date of Issue: 17th July 2008

### Murray House
Mount Havelock
Douglas

### Deputy Secretary Planning Committee

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
2. This approval relates to the garage and driveway alterations as proposed in the submitted documents and drawings $01056 / 1,01056 / 2$ and $01056 / 3$ all received on 27th May 2008.
3. The external finishes of the extension must match those of the existing building in all respects.

NOTE There must be NO discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.

It is noted that the surface water from the property is to be discharged via a soakaway. The use of soakaways are subject to Building Control approval and if this approval is not granted, the Drainage Division would not give permission for the discharge of surface water into the existing foul system and an alternative means of disposal would have to be sought.

This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

## Guidance Note
