The site represents the curtilage of Unit 15c & 15d, Tromode Estate, Carrs Lane, Tromode, which are located on the western side of Carrs Lane and north of Ballafletcher Road.

The property has been zoned under The Onchan Local Plan Order 2000 as being within an area of "predominately industrial"; the site is neither within a Conservation Area nor within an area of High Landscape Value or Costal Value and Scenic Significance.

There must be no development within 8 metres of the watercourse in order to minimise the risk of disturbance to the river, and to retain a natural wildlife corridor. Measures must be in place during construction works to safeguard the watercourse from run-off and sedimentation.

We have received no privately written representations objecting to the application.

## Assessment / Recommendation

The proposals are minor alterations which would have no adverse visual appearance upon the existing building or upon the street scene. For these reasons the proposals would be appropriate in these locations and therefore my recommendation is for an approval
