### Officer’s Report

#### The Site

The application site represents the curtilage of Glen Moar Tearooms, Glen Helen Road, Laurel Bank, St Johns. The site is occupied by a cluster of buildings situated along the boundary with the A3 road. This application proposes alterations to the main dwelling situated to the west of the site. There are no neighbouring properties in close proximity to the site.

#### Planning Status

The application site is located within an area identified as being Private Woodland or parkland by the 1982 Development Order and is within a wider area identified as being High Landscape or coastal Value and Scenic Significance.

#### Planning History

There are no previous planning applications considered relevant in the assessment and determination of this application.

## Representations

The Department of Transport Highways Division does not oppose this application. German Parish Commissioners do not oppose this application. The Department of Agriculture Fisheries and Forestry has requested that a condition be attached to any subsequent approval.

We have received no privately written representations in relation to this planning application.

### The Proposal

This application seeks approval for alterations and the erection of a porch to the property. The alterations would consist of the installation of a door in place of a ground floor side window to serve the kitchen and the installation of replacement windows to the front elevation.

### Assessment

The proposed alterations are considered to be relatively minor in terms of associated impacts. The replacement windows would be the same as those currently fitted to the property and the new door way would not have an adverse impact upon the existing building and would not be viewed from the public thoroughfare. The proposed porch to be installed on the front elevation is considered to respect the scale of the existing building and is of an appropriate form and design.

In summary it is considered that the proposed development is acceptable and would not have a detrimental impact upon the existing building or the surrounding area in general.

It is recommended that the application be approved.
