## 1. Design Statement

### 1.1 New Dwelling and Garage, Ballanass Road, Foxdale

#### 1.1.1
The site is located on the Ballanass Road, Foxdale and is an existing part developed site (stables) and an existing cottage. The land holding is approximately 7 acres and part of this holding provides for the proposed House, Garage and Stables.

#### 1.1.2
The scheme proposal (see site plan) has considered aspects of siting and access and the house sits largely on the footprint of the currently approved replacement dwelling (PA 99/02227/B).

As will be noted the dwelling is positioned to form an oval link between Garage and stables and also the Ballanass Road. At the same time it is orientated to take advantage of views in the Foxdale Valley and Slieuwellian.

Access at present is to an old garage and the existing cottage. In the design proposal this has been reviewed t provide a distinct 'in' and 'out' arrangement. Also consideration has been given to an on site manoeuvrability for horse trailers for the stables.

#### 1.1.3
The design has been considered carefully following a number of consultations with the Planning Officer. The building is largely traditional in form and detail with a mix of stone and parted render. Windows are timber and traditional in form. The roof is slate.

Consideration has been given to the site levels and the paved links and walls between buildings have been considered and reflected on the plan. As a part of the fall in the site this has allowed the opportunity to create a terrace area adjacent to the main lounge from which there are extensive views of the Foxdale Valley.

#### 1.1.4
The materials utilised are consistent with the existing properties finish with a highly insulated fabric to increase energy efficiency of the property as a whole.

#### 1.1.5
Overall we consider the high quality proportions of the scheme to be a significant enhancement of this property within its location and setting.

#### 1.1.6
It should be noted that the proposed replacement dwelling is proposed to incorporate the stone from the original dwelling to the areas shown on the attached drawings.

#### 1.1.7
This application is a clear improvement on what was there before and infact what was previously approved.

#### 1.1.8
The Client proposes the use of a Ground Source Heat Pump to run low temperature volume heating in conjunction with solid floors.

1.1.9 Existing services are present and will be revised. Foul drainage will connect to existing mains system.

1.1.10 Given the sites history extensive consultation has been held with the Departments Officers namely Anthony Holmes (1) and Steve Stanley (4).

## 2. Access

2.1.1 In respect of access issues and Part M of the Building Regulations as amended the revisions will comply.
2.1.2 This scheme, we believe, is permissible under the Isle of Man Strategic Plan (June 2007) Housing Policy 15.
