### Officer's Report

#### The Site

The site represents a detached dormer bungalow situated on the western side of the Ballamodha Straight (A3). The site lies alongside the refurbished pig farm, to the west and has recently had permission for extensions (see below).

#### Planning Status

The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as "white land", that is, not designated for development.

#### Planning History

Planning permission was sought and granted for the extension of the property under PA 071873. This involved extensions on both sides of the property and a porch on the northern elevation.

#### The Proposal

Now proposed is the erection of a detached garage to the north west of the bungalow. This will be 9.5m by 7m with a ridge which runs north to south with the garage doors (2 in number) facing east. The garage till be 5m to the ridge and finished to match the main dwelling.

#### Representations

Malew Parish Commissioners indicate that they have no objection to the proposal.

Department of Transport Highways and Traffic Division indicate that they have no objection subject to a turning facility being provided so that vehicles may enter and exit from the site in a forward gear.

ASSESSMENT Whilst not clear from the plans (see aerial photograph), there is paved space in front of where the garage will be to enable a turning facility to be in place once the garage is built. The garage is single storey and will not be particularly visible from the public who pass the site on the Ballamodha Straight.

PARTY STATUS The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the erection of a garage as shown in drawing 07/38/03 received on 31st January, 2008.

C 3. Prior to the use of the proposed garage there must be in place space for vehicles to turn within the site so that they may enter and leave the site in a forward gear.

C 4. The garage may be used only for the storage of private motor vehicles in association with the occupation of the principal dwelling, Bay View.
