### Officer's Report

#### Site

The dwelling 27 Eskdale Road, Onchan, is a single storey detached bungalow which is located on the southern side of Eskdale Road and south of Onchan Village.

#### Land Use Zoning

The property has been zoned under The Onchan Local Plan Order 2000 as being within an area of predominately residential use; the site is not within a Conservation Area.

#### Planning History

Construction of a pitched roof to replace existing flat roof on extension and installation of a roof light - 07/01197/B - WITHDRAWN

#### Proposal

The application proposes the erection of an extension.

We have received no privately written representations objecting to the application.

### Assessment / Recommendation

The proposed extension is replacing an existing single storey structure, which is to be demolished as it is in a structurally poor condition. The proposed structure will be similar in size to the existing. I did have some concern that the proposal would give raise to overlooking, resulting in a loss of privacy of the neighbouring property 25 Eskdale Road, due to the window in the northeast elevation. However, after visiting the site it became apparent that the boundary treatment which consists of 1.8 metre high timber/trellis fencing which would prevent any significant overlooking. Additionally there is an existing window in the similar position already in place.

Overall, I consider the proposal would not result in any significant impacts upon the residential amenity of the neighbouring properties. For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval.
