#### The Site

The application site represents the curtilage of 25 Cronk Cullyn, Colby. The property is a detached dwelling set back from the road.

#### Planning Status

The application site is located within an area identified as being Residential Use by the Arbory and East Rushen Local Plan Order 1998. The site is not within a Conservation Area.

#### Planning History

There are no previously submitted planning applications considered relevant to the assessment and determination of this application.

#### Representations

Arbory Parish Commissioners have not commented on this application. The Department of Transport Highways Division has made no comment on this application. We have received no privately written representations in relation to this planning application.

## The Proposal

This application seeks approval for the installation of a flue on the rear elevation roof of the property. This would project a short distance from the roof and be stainless steel in construction.

## Assessment

The proposed flue would be located on the rear elevation of the property and as such would have a minimal visual impact upon both the existing property and the surrounding area.
