### Officer's Report

#### The Site

The site represents the curtilage of the terraced three-storey residential dwelling 6 Patrick Street Peel.

#### Planning Status

The site is located within an area identified as being of Mixed Use by the Peel Local Plan. The site is also located within the Peel Conservation Area.

This application is for the replacement of windows and as such is to be assessed with regard to Planning Circular 1/98, The Alteration and replacement of Windows, particularly Policy 6 which states:

'Windows not readily visible from a public thoroughfare must have the same or similar pattern of glazing bars as the originals, but not necessarily the original method of opening, whatever the material used in the construction.'

#### Planning History

Planning application 97/01531/B sought permission for the replacement windows and doors in traditional style and re roofing with original slates. This was permitted 29th January 1998.

#### Representations

Peel Town Commissioners recommend approval for this application. The Department of Transport Highways Division does not oppose this application.

We have received no privately written representations in relation to this planning application.

### The Proposal

Proposed here is the replacement of the existing windows to the rear elevation with uPVC casement windows. The existing windows are a confection of different styles, materials and methods of openings of various conditions.

### Assessment

This application would be in accordance with the provisions as set out within Planning Circular 1/98 and as the replacement windows are on the rear elevation and would replicate the glazing sections of the original windows. For these reasons it is considered that the replacement windows are acceptable and as such it is recommended that this application be permitted.

It is considered that the following parties, who submitted comments, accord with the requirements of Planning Circular 1/06 and are therefore, afforded interested party status:
